Pembridge Gardens, Kensington & Chelsea

We're carrying out an extensive programme of maintenance and improvement works at 23–25 Pembridge Gardens to help protect these beautiful Grade II listed buildings for years to come.

Maintenance and improvement works at Pembridge Gardens

The project focuses on preserving the character of the buildings while improving their condition, safety and long-term performance. Working closely with the Royal Borough of Kensington and Chelsea's Conservation Team, all repairs and improvements are being completed using carefully selected materials and techniques that respect the building's historic features.

What work is taking place?

The programme includes:

  • Roof replacement and refurbishment using a new high-performance roofing system
  • Restoration and overhaul of original windows
  • Repairs to external masonry, render and decorative features
  • Internal and external redecoration of communal areas
  • Fire safety improvements, including upgraded FD30 fire doors and fire stopping works
  • Replacement of communal flooring and repairs to internal finishes
  • Repairs to boundary walls and front entrance steps
  • Reinstatement and certification of the lightning protection system

Key milestones

  1. Stage 1: Planning permission

Planning permission has now been granted, allowing the improvement works to move forward. The design, scope and programme have been reviewed and approved by the local planning authority.

  2. Stage 2: Resident consultation

We've completed the consultation process with residents, gathering feedback and answering questions to help shape the project before works begin.

  3. Stage 3: Surveys and pre-construction

Essential drainage investigations, structural surveys and pre-construction assessments have been completed, allowing contractors to prepare the site safely.

  4. Stage 4: Works now underway

Construction has started on site. You may notice scaffolding being erected, contractors working around the building and some temporary changes while improvements are carried out.

  5. Stage 5: External repairs and building improvements

During this phase we'll complete roofing works, restore windows and carry out repairs to the building's exterior to improve weather protection and extend the life of the property.

    Summer – Autumn 2026

  6. Stage 6: Communal improvements and finishing works

We'll move on to internal decorations, improvements to communal areas and the remaining finishing works, ensuring all repairs are completed to a high standard.

    Autumn – Winter 2026

  7. Stage 7: Project completion

The project is expected to finish by the end of 2026. Final quality inspections will be carried out, scaffolding removed and the completed works formally handed over.

Keeping residents informed

As the building is 100% leasehold, a full Section 20 consultation has been completed, with all resident observations responded to. Planning permission has been granted, and we continue to work closely with the local planning authority throughout the project to ensure all conservation requirements are met.

Once complete, these improvements will help preserve the historic appearance of Pembridge Gardens while enhancing weather protection and the overall condition of the buildings for residents and future generations.
